No part of the shed / greenhouse / building is within 3.5 metres of the boundary with a road to the rear of the house. 7. if you live in a house within a world heritage site, area of outstanding natural beauty or national park the maximum total area of ground covered by buildings, enclosures and pools situated more than 20 metres from any wall. The council said that they didn't care about the overhang, cable etc. but, if you can only go 2.0 meters on a boundary, then surely you can't overhang the boundary 'line' over 2.0 meters high? if i am only allowed to go 2.0 meters high, then surely you can't penetrate that imaginary boundary line over and above 2.0 meters?. Any shed must be built at least 2.5m away from the main house. it’s advisable to be able to walk round all four sides, or however many you choose. this gives you access for decorating and repair. butting your shed right against a garden fence doesn’t allow the shed room to ‘breathe’ and is an invitation for damp to set in.. shed over boundary

In many circumstances a small shed does not need council approval, but there are 2 factors that always do – if the shed is larger than 12m2, and if the owner wants to build it closer than 1m to the boundary. in this case, both the size of the shed and its relation to the boundary would mean that council approval would have been needed..
